This fantastic home has a big heart, originally a paper mill in the 1670's, more recently a flour mill from 1900 until the mid 1960's. Although the wheels of industry have long since stopped turning, Moulin du Martinet has been lovingly restored into a warm and welcoming Dordogne villa ideal for those who holiday with all the family and friends, thriving when its rooms are full.
Interior layout Entering into a typical contemporary French kitchen, the perfect social space, choose from comfy seating by the fire place/wood burning stove, to the farmhouse style kitchen table which takes centre stage beside the newly fitted luxury kitchen. An inviting space which you will enjoy using.
Alongside the kitchen on the ground floor there is a peaceful living room with corniced ceiling and traditional sparkling chandelier, a lovely room filled with light which overlooks the garden. This leads to a pretty dining room and finally an office area for those who may need to work whilst on holiday. Important to add, the wifi is very speedy! On this floor you will also find a modern bathroom with toilet, shower and bath which is accessed via the kitchen area.
The gorgeous wooden staircase leads you to the grand hallway with a fantastic length long rug, by our count 16 steps (10 meters), and apparently has 1,250000 stitches.
Off the hallway you will find 4 excellently sized double bedrooms. All freshly decorated in a simple french style to suit the house with peaceful private garden and river views. There is a modern bathroom which includes shower, double sinks and toilet on this first floor level too.
Exterior Grand and substantial, a wonderful entrance via your own private bridge! Opening into the vast private garden and tree lined parking area, you will be staying on your own island.
Moulin du Martinet is situated in the quaint hamlet of Saint Médard d'Excideuil, a short walk from historic Excideuil with its 10th century monastery and excellent weekly market. The villa was built on its own island surrounded by the river Loue which means guests can enjoy some privacy from the outside world and have plenty of space to explore the gardens and enjoy the swimming pool which was newly installed in 2023.
Various outdoor seating areas provide choice of sun, shade, peace or BBQ area.
There is ample parking for several cars.

There are a selection of cafes and restaurants to chose from as well as some artisan shops. Of course there is a Boulangerie too! Also in Excideuil there is a large supermarket Super U if you require a larger shop.
Travelling By Car (And Ferry)
For those driving from the Eurotunnel you can expect to be in Dordogne within 9 hours or so. There is a choice of routes - via Paris or via Rouen tend to be the most popular, depending on where you want to visit. The same applies to those arriving in France via the channel ferries (DFDS and Brittany offer the widest range of times and vessels). There is also an overnight ferry service from Portsmouth to Santander. Perigueux is around six hours drive from there.
Planes and Trains
Dordogne region is fairly well serviced by provincial airports and regional railway lines as well as links to the high speed TGV network. Ryanair, Easyjet and British Airways have offered flights from the UK, historically, to Bordeaux, Bergerac, Limoges, Toulouse and Brive (Vallee de la Dordogne) from departure points across the UK and Ireland. KLM and Air France also offer options from mainland Europe.
If the French leg of your journey begins in Paris there are a range of connecting flights to the airports mentioned above and also some options to travel onwards by train. The high-speed TGV drops you in Bordeaux in an impressive two hours (you could stop off in Saint Emilion for lunch..) or Brive La Gaillarde in around our hours or so.

What can we say about Moulin du Martinet? It is that most beautiful place to stay. The house is perfection with beautiful bedrooms, a well equipped kitchen and a fabulous pool to relax in during the hot summer days. It is convenient to Excideuil, a village about 25 minutes walk away which has THREE boulangeries selling amazing bread and pastries. There is an Aldi store nearby and a SuperU supermarket just the other side of the village. There is a really good market on Thursdays selling superb fresh produce which is not to be missed.
We visited during the first couple of weeks of August 2024 when the weather was particularly hot. We made great use of the pool and the shady areas next to the river to keep cool, watching for coypus and kingfishers, and listening to the sounds of silence.
The kitchen has everything that you could possibly need, including two large fridges(one for food and one for drink/cheese). A large kitchen table allows for indoor dining. However we spent our evenings at the garden table before moving to the outdoor covered shelter for our meals. Two BBQs are available – one gas and one charcoal – which were well used during our stay.
The bedrooms are beautiful, each with it’s own mosquito nets over the beds. Two bathrooms – one upstairs and one downstairs – were perfect for our party. The downstairs bathroom has both a bath and separate shower while the upstairs bathroom has a shower. There is also another separate toilet downstairs,
The pool area is GORGEOUS! A small swimming pool surrounded by sunbeds and a lovely comfortable corner seating area under a shaded area.
The owners, Amanda and Mark, were the perfect hosts. They were there if we needed them, disappeared when we didn't and were always keen to make sure that our holiday was nothing short of perfect. They even allowed us to accompany them to their bee hive (suitably protected with appropriate beekeeper’s clothing). One of our party had mobility issues and they decided to convert a downstairs room into a bedroom to make it easier. This was SO welcome and so kind. THANK YOU!!
